What's Proposed?

The above-noted application was submitted to amend the City’s Zoning By-law No. 85 of 2002, to permit an “Animal Hospital” use on the subject lands where the current Community Commercial 1-2 (COC1-2) Zoning prohibits such use.

The subject lands are located on the south side of Lakeshore Road, bounded by Murphy Road to the east, Lakeshore Road to the north, single detached dwellings to the west, and commercial uses along Murphy Road to the south. The subject lands have a lot area of approximately 1,961m2 (0.48 Acres).

The subject lands area designated “Mixed Use” within the City of Sarnia Official Plan and zoned “Community Commercial 1-2 (COC1-2)” in Zoning By-law 85 of 2002, as amended.

Zoning By-law Amendment (ZBA) No. 8-2022-85 of 2002

Is to change the zoning of the subject lands from Commercial Centre 1-2 (COC1-2) to a new site specific Commercial Centre 1-36 Zone (“COC1-36”) to permit all permitted uses within Section 19.1 with the exception of an automobile washing establishment.

The attached plans submitted with these applications shows the configuration of the site and a preliminary site design, as well as conceptual floor plans for the proposed animal hospital.

If approved all new developments would proceed in accordance with any required Building Permits.

The following were submitted in support of the application and are currently being reviewed by staff and agencies.
