What's Proposed?
The above-noted applications are to amend the City’s Official Plan and Zoning By-law No. 85 of 2002, to develop a new industrial facility on one of the parcels on TransAlta’s site. They are seeking exemption from the OPA and ZBA provisions to permit an industrial development which would not have frontage onto a public road and be on private sanitary services. The proposed amendments are:
Official Plan Amendment (OPA) No. 40 is to amend the Official Plan by adding a site-specific policy that would permit the creation of a land-locked industrial lot without a connection to the City’s sanitary sewers; and
Zoning By-law Amendment (ZBA) No. 20-2021-85 of 2002 is to amend the Zoning By-law by changing the zoning of lands from “Heavy Industrial 1 (HI1)” to a site-specific “Heavy Industrial 1-4 (HI1-4)” zone that would permit the development of a new industrial operation which does not have frontage on a public street.
