What's Proposed?

The purpose of this proposal is to develop a five-storey apartment building with 30 dwelling units. Each storey is proposed to have six dwelling units, with an area of 59.5m2 containing two bedrooms, a kitchen, a great room, a bathroom, and storage areas. The building is proposed to contain both front and rear accesses to a sidewalk along Indian Road North and the parking area behind the building. In the middle of the building will be the foyer, staircase, elevator, and an area for garbage, storage, and utilities. Entrances to the building are proposed along the west frontage on Indian Road North.

The building will be served by an existing 150mm sewer service and a new 150mm water service. Stormwater runoff will be captured within the proposed parking lot at the rear of the building through catch basins and discharged to the 150mm storm services on the site to the storm sewer on Exmouth Street. Garbage is proposed to be stored inside the building but will be placed south of the building on pick-up days.

The designated entrance and exit are proposed to be placed on Exmouth Street, with a right-out only exit onto Indian Road North beside the building. 30 parking spaces are proposed, and a loading area will be provided at the side of the building.

Official Plan Amendment

Redesignation of the subject land from "Mixed-Use Corridor I" to "Mixed-use Corridor II" to permit a residential-use only apartment building with a floor-to-ceiling height of 2.4 metres instead of a minimum of 4.25 metres.

Zoning By-Law Amendment

Re-zoning of the subject land from low-density residential use to permit multiple residential use. The zoning by-law amendment will also address site-specific regulations for the proposed apartment building relating to lot coverage, setbacks, building height, parking and landscaped open space.

If approved, a subsequent site plan agreement will be required to implement the proposal.
