The above-noted applications were submitted to amend the City’s Official Plan and Zoning By-law No. 85 of 20020, to permit the subject property located at east end of Pamela Court (see Area Map) to be developed with eight (8) new residential lots in a plan of subdivision.
The subject land which has a lot area of approximately 1.76 hectares (4.35 acres) is located at the east end of Pamela Court and is bounded by Hillcrest Drive on the east side, HillCrest-Nesbit Drive to the north and single detached dwelling to the south.
The subject land area designated “Urban Residential” with a “Natural Area ‘Type B’ ” overlay in the Sarnia Official Plan and zoned “Urban Residential 1-2 (UR1-2)” in Zoning By-law 85 of 2002.
The proposed amendments are:
Official Plan Amendment (OPA) No. 45
Is to amend the Official Plan to add a Site-Specific policy to permit the creation of 8 lots in a “Natural Area ‘Type B’.
Zoning By-law Amendment (ZBA) No. 7-2022-85 of 2002
To rezone a portion of the subject lands to an Environmental Protective Area 1 (EPA1) to provide protection for the wooded and permit the creation of 8 residential lots.
If approved all new developments would proceed in accordance with a Draft Plan of Subdivision. The attached plan submitted with these applications shows the configuration of the site and a preliminary site design.
